Naples is known for its sunny days and balmy nights, making it an ideal place to enjoy indoor and outdoor living throughout the year. Whether you’re planning a renovation or building a new home, creating a well-lit environment is crucial for maximizing comfort, functionality, and ambiance. Here, we’ll delve into the art of lighting, exploring how to illuminate your Southwest Florida residence to suit your lifestyle and preferences.

Indoor Lighting: Setting the Stage for Every Room

A well-designed lighting plan goes beyond simply providing illumination. It sets the mood, enhances functionality, and highlights architectural features. Here are key indoor lighting considerations for your home:

  • Layering: Utilize a combination of ambient lighting, task lighting, and accent lighting. Ambient lighting provides general illumination (think overhead fixtures and recessed lights). Task lighting focuses on specific areas for activities like reading or cooking (think desk lamps and under-cabinet lighting). Accent lighting creates a dramatic effect or highlights artwork (think track lighting and sconces).
  • Matching Lighting to the Room’s Purpose:
    • Home office: Balance cool, bright task lighting for focus with warm ambient lighting for a motivating environment.
    • In-law suite: Consider dimmer switches and softer lighting options to create a relaxing atmosphere.
    • Home theater: Opt for low-level adjustable lighting for optimal movie viewing.
  • Natural Light: Maximize natural light with strategically placed windows and skylights. This reduces dependence on artificial lighting and creates a more open, airy feel.

Outdoor Lighting: Extending Your Living Space

Naples’ outdoor lifestyle makes outdoor lighting a crucial element. Here’s how to create an inviting and functional outdoor environment:

  • Safety and Security: Illuminate walkways, driveways, and entryways with path lights and floodlights to enhance safety and security.
  • Ambiance: String lights, lanterns, and strategically placed uplights can create a magical atmosphere for entertaining or relaxing poolside or on the lanai.
  • Highlighting Focal Points: Use spotlights to showcase landscaping features, water elements, or architectural details.

Did you know? According to the National Retail Federation, Americans spend over $19 billion annually on outdoor lighting. This statistic highlights the importance homeowners place on creating an inviting outdoor space.

Here in Southwest Florida, residents are passionate about creating the ideal home to suit their Florida lifestyle, their family, and their zest for life. Many times, that means that a home remodel is necessary to update an existing home or bring a newly purchased home up to date. Sometimes, however, the structure or age of the home can limit the remodeling possibilities, and it makes more sense to tear it down and rebuild.

According to a recent survey conducted by Discover Home Loans, more than 50% of millennial and Gen Z homeowners have home improvements in process or plan to start a project within a period of about three months.

Additionally, a whopping 82% of Gen Z and millennial homeowners say they plan to improve their homes as a form of investment. If your home needs significant repairs or alterations, you may be wondering whether you should just start from scratch. Here are some simple guidelines to help you decide.

Should I Tear Down My House and Rebuild or Remodel It?

It’s clear that home improvement is a common goal for most homeowners. But deciding whether to remodel or completely rebuild is a daunting task for many people. Luckily, there are several factors that will help guide your decision-making.

Keep these five considerations in mind when answering the question, “Should I tear down my house and rebuild or remodel?”

1. What Changes Need to be Made?

It’s important to consider what kind of changes need to be made to your house to determine whether a rebuild or remodel is best. If you’re looking to make relatively minor repairs, changes, or additions, a remodel is probably best.

On the other hand, if you’re unhappy with major aspects of your home and want something completely different, a rebuild is probably the way to go. Also, many older homes face structural integrity issues that may not be apparent to everyone. Undesirable floor plans, construction materials, or site orientation are other reasons to consider tearing down.

2. What Is Your Budget?

Your budget plays a big role in the decision to rebuild or remodel. Rebuilding your entire house will have a much steeper upfront cost. Conversely, remodeling your home can be done in stages to help spread out the costs.

Remodeling also tends to be less expensive overall. However, this is highly dependent on the extent of the remodeling.

3. Where Do You Want to Stay While the Work Is Done?

During a complete rebuild, you will have to find other living accommodations during construction. However, you can most likely remain in your home during remodeling.

4. What Is the Condition of the House?

Your home’s foundation and overall structure must be strong to support major remodels. If your foundation is in poor shape or your house has major structural issues, rebuilding is usually the best option.

5. What Are Your Local Zoning Laws?

Are you dreaming of a three-story enclave to take advantage of a gorgeous view? Or perhaps an ultra-modern palace with sleek lines and glass walls? Well, your local zoning regulations dictate what can and cannot be done on your property, and homeowners association bylaws can affect your design choices. Check your local zoning and permit regulations to determine:

  • What projects you need a building permit for
  • If there are any restrictions regarding house height or size
  • If there are any restrictions regarding what types of houses can be built

It’s important to remember that rebuilding a home will almost always require more permits and be subject to more zoning restrictions than remodeling.

When to Consult with Professionals

No matter what your level of comfort is with choosing a rebuild or remodel, it’s crucial to get a professional opinion. At Gulfstream Homes, our vast experience in remodeling and rebuilding in Southwest Florida can help determine which option is best for you and bring your Florida home wishes to life. Give us a call today to schedule a custom consultation.

There are many ways to customize your home, whether you’re building a brand-new home or tweaking an existing space. Between design styles and fixtures to ceiling height and room sizes, there are many decisions you will have to make alongside your builder. Perhaps the most important aspect to consider is your floorplan, and in today’s modern homes, openness reigns supreme. Although open floorplans continue to be the popular choice, there are other floorplan styles that may work better for you, so how do you choose? There are a few best practices when it comes to analyzing a home’s floorplan to decide whether or not it will work for you. Fortunately, if you implement these four simple steps, you’ll be able to make the right decision regarding your home’s layout.

Here’s how to evaluate a home floorplan in four easy steps.

Step #1: Focus on Floorplans You Like

If you find yourself not loving open floorplans, then design experts advise focusing on the layouts you do like. You may desire a more segmented home, with dedicated enclosed spaces for more privacy, or you may gravitate toward a two-story home that provides the space you need for your family’s needs. No two homeowners are alike, which is why choosing what’s “in” right now may not be the right choice for you. Establish your needs and style preferences, then find the floorplan that works in tandem with these particular needs and design requirements.

Step #2: Consider the Size of the Space

You may have found the ideal lot for your home; however, in order to maximize size, you may have to build up so that you’re able to have a bigger backyard. On the flipside, you may want to take advantage of the space and build out, so that all of the rooms in your home reside on one floor. The size of your space will help dictate the layout of the home. In addition to square footage, you’ll also want to consider the following:

  • How many bedrooms/bathrooms do you need?
  • Will you require a home office space?
  • Would you prefer having a separate guest suite?
  • How big of a kitchen do you require?
  • Is a large outdoor living area a must for you?

In establishing what size space you need, it will help you evaluate your floorplan options to maximize this space accordingly.

Step #3: Don’t Forget Your Budget

Setting a budget is imperative so that you’re able to build a home that works with your financial needs. Keep in mind that different floorplans come with different prices, which means that budget should be a contributing factor in your ultimate decision. You don’t want to choose a floorplan that doesn’t fit into your budget, as this may require you to make compromises on other aspects of your home later.

Step #4: Keep Your Future Needs in Mind

Maybe you’re looking to start a family soon, which means you’ll need more space, or maybe you’re looking to retire in this home. This means that you’ll need to make sure the space will work for you as you age. The floorplan you choose should meet your requirements for the future, as well as the present, so keep this important factor in mind when you’re evaluating your options.

When you want to ensure you’re happy with your floorplan, keeping these steps in mind is a good practice. Here at Gulfstream Homes, our team wants to help you build the perfect home in Southwest Florida! Call (239) 254-1664 or visit www.gulfstreamhomes.com to learn more.

There’s no doubt about it…it’s getting balmy and sunny in our Southwest Florida paradise, and that means more time spent by the pool for those who choose to stick around for summer. The pool plays an integral role in many area homes, and whether you’re looking for a complete pool revamp or just a few tweaks, outfitting your pool area to work for you is always a fantastic idea. The pool has evolved from more natural rustic vibes with rocks and waterfalls a few years ago, transforming into the contemporary oasis it is today. From Baja shelves to water features, here are the 2022 pool trends you won’t want to miss, and when it comes to summer fun, everything is better poolside.

Tanning Ledges/Baja Shelves

Having a shallow spot in the pool to sit back and catch some rays (with plenty of sunscreen, of course!) is what every resident and visitor dreams of when they think of Southwest Florida. If you want to enjoy the cool water while also working on your tan, a tanning ledge, complete with comfortable lounge chairs, is a must for your pool area. Acting as an entry step into your pool, this space is versatile and the perfect spot to relax and soak in the plentiful summer sun.

Water Features

From fountains to waterfalls, everyone enjoys a water feature in the pool. Perfect to get a bit of cool relief from the sun, a dip under a waterfall is the ideal complement to a day spent out in paradise. Many homeowners are opting for multiple water features in their pools to really enhance the ambiance of the outdoor living area.

Spa Additions

Stepping out of the cool water into a relaxing spa makes it easy to lose yourself in the moment. Many pools come equipped with spas to add even more value and functionality to them. Ultra-sleek and modern, built-in spas come in handy when you want to relax, as well as when you’re entertaining guests.

Swim-Up Bars

Not having to leave the cool comfort of the pool to grab a refreshment is an unmatched feeling as you’re enjoying the tranquil breezes on a bright summer’s day. That’s why more builders and designers are adding in swim-up bars to pool areas to enhance this convenience.

Specialized Lighting

Having a rich blue illuminating your pool at night or a bright red can really set the tone of the evening. LED lighting is a must-have addition to your pool area. Not only are you able to see better while you enjoy a nighttime dip, the feeling of relaxation you get is indescribable.

Other Must-See Pool Trends

If you want to revitalize your pool area this summer, pay attention to some of the elements that are trending. Other popular aspects to include in your pool are:

  • Pool automation
  • Brightly colored pool tile/liners
  • Tropical/garden settings around the pool
  • Fire features

When you have a pool area that’s comfortable and functional, spending time outside and enjoying the ample sunshine is easy to do each and every day. Whether you’re looking to add a new outdoor living area to your home or you’re building a home from the ground up, pay attention to the pool and don’t forget about all of the exceptional elements you can add to make your time in paradise infinitely better in every possible way.

As you meticulously plan every inch of your home, there may come a time when you have a bonus space that’s not being used. While this can be a blessing for many homeowners, having this extra space to create something extraordinary in, others may not know what to do with it. Should it just be another bedroom for guests or can it be used for more? The best thing about your home is that it’s yours, which means that this extra room has the potential to be everything you ever wanted it to be, and the possibilities are endless. Take some tips from the home building pros here on the top ways to use a spare room in your home.

Guest Room

We’ll start off with the most obvious…an extra room to accommodate guests. As you can probably imagine, living in Southwest Florida means entertaining more, and having a dedicated space to place guests is important. Think of this room as your guests’ very own private oasis and give them the space they need to be able to feel at home in your home. Being able to provide your guests with their own room is essential, instead of fitting them into common spaces, which can make them feel like they’re in the way.

Home Gym

Have you always wanted a space in your home to exercise with no interruptions? Sure, setting up your Peloton right in the living room sounds like a good idea, until you’re bothered during your workout or you’re bothering someone else while they try to relax. Having a space for your workout equipment helps give you the space and the time necessary to devote to your healthy lifestyle. Plus, it gives you no excuses to skip your workout, since all you have to do is grab some water and walk over to the next room.

Office Space

For those who work from home, you know how important it is to have a place to be productive in, especially if you’re not home alone in the house. Limit background noise from the kitchen and living areas by creating your own space to accomplish all your tasks. This way, not only will you be more productive, others in your home won’t feel like they have to walk on eggshells during the work day. Make this space bright and motivating with some plant life and lots of light to really get a lot of work done.

Other Bonus Room Ideas

You may have other plans for this extra space in your home, which is why having it is so exciting. If you’re not quite sure what you want to make out of this room, take a look of some other ideas like:

  • Reading room

  • Playroom for the kids/grandkids

  • Media room

  • Game room

  • Sewing/music/hobby room

Like we said before, the possibilities are endless, so be creative! See what your home is missing and consider using this room for that. Whether you’re looking to get in shape with a home gym or limit the noise while you work, give the grandkids a place to play or finally get started on that sewing project you always wanted to complete, your extra space can be of assistance. So, when it’s time to plan your bonus room, keep these ideas in mind and remember to maximize it to best suit your lifestyle.

It may be a bit of a challenging time right now, especially if you’ve recently moved your office space into your home. You may be used to uninterrupted creativity and a space to call your own; however, now it is replaced by multiple family members vying for a spot at the dining room table, talking over each other in different Zoom conferences. Whether you’re looking for a temporary solution or a more permanent fix, your home office needs to work, because it it doesn’t work, your career can suffer. When it comes to designing a work space that works for you, we have a few ideas that come to mind.

Creating the ideal office space in your home is possible. Here’s how…

Organize & Declutter

First thing’s first…find a space that works in your home and get organized. Clear out what doesn’t belong and reorganize the space, so that it is functional. Keep the phrase “A place for everything and everything in its place” in mind when you’re organizing your home office, so that it can become a place for you to thrive. No matter if this space is just designed to get you through the foreseeable future or if it’s something you wish to create for the long term, it needs to be functional, and clutter just adds chaos to any space. Try utilizing any storage spaces that you have or even bringing in your own filing system to the space for your paperwork. If possible, try going paperless to cut down on clutter and keep your space environmentally friendly.

A Touch of Nature

Your office space will need to have the essentials: a desk and chair, computer or laptop, printer (if needed), an internet connection and various office essentials, like paper, pens, the list goes on; however, don’t be afraid to add a touch of nature to the space. Plant life has made its way into virtually every room of the home, and your home office should be no different. Adding in a natural touch to this room not only enhances the look of the space, it also increases creativity, boosts mood and even helps to clean the air.

Minimalist Design

Big, bulky furniture and huge bookcases may look superb in a vintage library, but in today’s modern home, minimalism is key. Try not to crowd the space, as this tends to create a heavy feeling and makes productivity decline. Instead, opt for simple furniture and a neutral color palette to keep you inspired while you work.

Home Office Design Ideas

No matter where your home office is in the house or whether it’s a temporary solution or a permanent addition to the home, one of the most important aspects of this space is to limit distractions. This means making it a space that works for you. Other home office design ideas include:

  • Create a clean and bright atmosphere

  • Bring in natural light

  • Add a personal touch

  • Don’t forget about pops of color

  • Have a comfortable space to sit

  • Display artwork and photos

Your office can be as unique as you are, and in these uncertain times, you deserve a space that works perfectly for you. So, when you’re creating the ideal office space in your home, keep these ideas in mind, so that you can embrace your creativity, stay positive and be a valuable member of your work team.

Naples, Florida, April 7th, 2020– Naples home builder, Gulfstream Homes, announces that it has implemented safer practices to ensure that all clients and staff remain healthy during the continued concern over COVID-19. Gulfstream Homes builds On Your Lot homes, in addition to renovations in the Naples and Marco Island areas, and focuses on innovation, technology and exceptional project management throughout all of its projects.

As the State of Florida continues to be under a Stay at Home mandate, single-family construction remains essential and is not subject to this mandate. Because of this, construction is continuing, but procedures and protocols have been put into place to ensure the safety of all involved in building and buying these homes. Gulfstream Homes is restricting work on all its home sites to one vendor at a time with the Field Managers scheduling the subcontractors accordingly. While onsite, the Gulfstream team is asking all subcontractors to wear protective masks if possible and if available. Field Managers are also available via mobile phone; however, in-person meetings are being discontinued until further notice. If a Gulfstream team member is present with a client onsite, both parties are requested to wear protective masks if possible.

Gulfstream Homes (www.gulfstreamhomes.com) is also rolling out a new virtual way for clients to set up meetings and tour their homes under construction from the comforts of their homes. Through Skype and FaceTime, as well as phone calls and distance-in-person consultations, clients are able to schedule sales and contract appointments with the Gulfstream team. This will help to reduce the risk of spreading the virus, yet will help clients and prospective clients to be able to continue on with their home project.

Michael Peel, Co-Owner of Gulfstream Homes speaks about this new process and how it will impact the home building industry.

“As an essential business, we have a responsibility to our clients and our team to remain safe. We appreciate all cooperation with these new policies, and we hope to keep our jobsites on schedule and without significant delays. Through new practices and procedures, we are happy to be able to assist our clients with their home building projects during this difficult time,” he explains.

About Gulfstream Homes

Renovating a home can be an exciting time. A new design can really make an existing home look brand new, and there are many elements in the renovation process. There are also mishaps that can occur, so it’s important to steer clear of common renovation mistakes, so that you can get the most out of your project and the finished product. From slight remodels, like a fresh coat of paint and new appliances to more serious upgrades, such as floorplan and layout changes, renovations come in many shapes and sizes. Here are some of the top renovation mishaps and how to avoid them.

Not Having a Clear Vision

When it comes to home renovation, it’s all about the design. That’s why it’s important to have a clear vision of what you want in each space that you’re renovating. This is a process that shouldn’t be rushed, because you want to ensure that you’re getting what you want out of your renovation. The last thing you want is to be unhappy with the final product and have to live with it for years. Explore your options when it comes to home design and choose what will work for your home.

Being Too Trendy

There’s no problem with adopting some trends here and there in the home, but being too trendy can cause trouble. Sure, your home may be long overdue for a remodel, but be careful about how many trends you choose to incorporate. What’s in right now may not be what’s in a few years from now, so it’s recommended that you choose wisely on the trendy designs. Try to choose styles that are more timeless in appeal, instead of “right now” so that you’re not discouraged if and when these trends end up disappearing from the radar.

Having Unrealistic Expectations

Your timeline and budget should be realistic and everyone should be on the same page about what is being accomplished and when. This is when being in open communication with your contractor is key. Discuss your timeline and budget before the project begins, and keep in mind that things happen. Materials can be on back-order or changes in the design can occur, often pushing the timeline back on completion. It’s important that you don’t rush the process.

Choosing the Wrong Contractor

It’s recommended that you shop around for the right contractor for your project. Don’t just pick the first company to give you a bid or the lowest bid without doing your homework first. Choosing a contractor should be based on their knowledge, expertise and experience in the field. Be sure to do a little research before reaching out to anyone. Ask around…who is recommended by fellow homeowners? Is there a trusted name in the area? The wrong contractor can wreak havoc on your renovation project.

Avoiding Renovation Mishaps

Keep these important tips in mind when it comes to your project. Remember the following, so that you can have a successful experience with your renovation:

  • Have a clear design in mind

  • Choose design elements that can stand the test of time

  • Have realistic expectations, especially about timeline and budget

  • Choose the contractor that is right for your job

If you stick to these tips, you’ll be on your way to getting the newly renovated home you’ve always wanted, complete with the perfect design.

Marco Island is home to many Southwest Florida residents, who have embraced the calming beauty, tranquility and relaxed atmosphere of island life with ease. Although it appears as if Marco Island is just “right across the bridge” there are certain aspects to take into consideration when building a home on Marco. When it comes to home building, it’s best to seek out a professional who is well-versed in Marco Island’s infrastructure and is ready to create a home that not only works for you, but for the Island as well. Let’s discuss what to consider when building on Marco Island.

Home Positioning

Perhaps one of the most exciting decisions is figuring out where you want your home to be positioned on the Island. If you’re an avid boater, you may be interested in finding a lot on the water, so that you can take advantage of your own private dock. You’ll also want to take advantage of our famous Southwest Florida sunsets, so configuring your outdoor living space and lanai appropriately is key. Many Marco Island residents opt for Western-facing lanais, so that they can enjoy our beautiful sunsets to the fullest. Since Marco Island is home to such breathtaking views, many homeowners also opt for walls of glass in the living areas to provide them with the unmatched views of the Island.

Seawall Maintenance

Due to Marco Island’s low-lying placement, flooding is a concern and precautions need to be in place in order to minimize risk. Climate change has caused water levels to rise through the years, eroding the seawalls, making the need for periodic maintenance necessary. If the tide remains high for any amount of time, Marco Island is impacted, but with regular monitoring of the overall structure of the seawalls, it’s easily kept under control.

Rules & Regulations

Like any area, Marco Island has its own set of rules and regulations when it comes to building on the Island. Permits will need to be pulled and fees will need to be handled. Your builder will bring you up to speed on what you’ll need to be prepared for when building on Marco. Accessory structures will need to be permitted, such as:

  • Detached garages

  • Screened-in cages and lanais

  • Fences

  • Pools

  • Boat lifts

So, depending on what “extras” you want to include in your home, you’ll need to decide the proper permits and fees that go along with them.

Your Marco Island Builder

Since there are so many details to consider when building on Marco Island, it’s best to find a builder who has experience with building on the Island. This makes it much easier when dealing with permitting issues and other Marco Island-specific regulations. Having a builder on your team who builds on Marco gives you peace of mind, knowing that all of the details are taken care of correctly.

Searching for the perfect home for you and your family can be challenging. Many factors go through your mind, such as proximity to schools, stores, work and doctors, which means location is important when deciding where your next home will be. Other factors, like privacy and safety are also extremely important. What works for one family may not work for you. So, imagine having the privacy that you and your family need, while being close to everything Southwest Florida has to offer. You may be able to find it all in Golden Gate Estates.

Here’s your guide to Golden Gate Estates living.

About Golden Gate Estates

Located south of Immokalee Road and east of Collier Boulevard, the 172-square mile stretch, known as Golden Gate Estates, began welcoming residents over 50 years ago. Mixing the great outdoors with suburban living, Golden Gate Estates quickly stole of the hearts of many Southwest Florida residents, looking for a piece of Naples to call their own. Located close to Picayune Strand State Forest and other beautiful Florida favorites, Golden Gate Estates has its many perks that draw more and more residents to the area each year.

The Perks of Golden Gate Estates Living

For those looking to have a bit more freedom from the many rules of homeowner associations, Golden Gate Estates may be the place for you. There are many amenities, not found in other areas of Southwest Florida, including the ability to own two large animals per acre of property, like horses, llamas and alpacas. If you’re interested in the great outdoors, the hiking trails are plentiful. Picayune Strand State Forest offers two distinct trails, while Belle Meade Horse Trail provides over 65,000 acres of exploring. But perhaps the most coveted perk of living in Golden Gate Estates is the abundance of privacy not found in many other Naples neighborhoods.

Golden Gate Estates Homes & Lots

There are a variety of lot sizes and home types in Golden Gate Estates, ranging from small, single-family homes to larger, more ornate mansions. Many lots range from one to five acres, but some can go up to ten acres, and many homeowners choose to incorporate various upgrades to their properties, including:

  • Pools
  • Spas
  • Guest houses
  • Garages

ATVs and RVs are found on many properties as well. And many of the streets in Golden Gate Estates are dead end streets that end at a canal, perfect for those wanting that extra level of privacy.

Living in Golden Gate Estates

If you’re looking for a place that offers flexibility and privacy, Golden Gate Estates may be for you. Many homeowners gravitate toward this area for the sheer opportunity to customize their lot and build the perfect home for their needs. Golden Gate Estates is also in close proximity to some of the newest schools in Collier County, a library, fire station and shopping, which adds convenience to everyday life. Golden Gate Estates truly is a hidden Southwest Florida gem and we invite you to see it for yourself. It may just be the slice of paradise you’ve been looking for!
