For upscale homeowners in Southwest Florida, the kitchen is more than just a place to cook; it’s the heart of the home, a hub for entertaining, dining, a work-zone, and a reflection of your lifestyle. If you’re considering building a new custom home or undertaking a kitchen remodel in Naples or the surrounding area, maximizing its functionality and flow is paramount. This is where the innovative 5-Zone Kitchen concept proves invaluable. Gulfstream Homes, a premiere builder in the region, understands this need and can bring the innovative 5-Zone Kitchen concept to life. This design offers a highly adaptable and efficient solution, perfectly suited to the evolving needs of modern families and open-plan living.

According to “The 17 statistics for Gourmands to know in 2024”, from Comfy Living … 36% of Americans cook at home daily. That means that a little over a third of the population cooks at least one meal at home every single day. Cooking at home can be messy, requiring preparation and clean up. If you aren’t careful, your workspace can easily look like it’s been run through by a tornado, especially if it’s not organized and optimized to make cooking flow much smoother.

An organized kitchen should be a dynamic space that’s easy to navigate and that brings you joy.

By optimizing your kitchen into different zones, can make life a little simpler and you’ll be able to cut down the time you spend in the kitchen.

What is a 5-zone kitchen?

The 5-Zone Kitchen is a modern design approach that optimizes kitchen efficiency by dividing the space into five distinct activity areas:

  1. Consumables Zone: This is your food storage area, including the refrigerator, freezer, and pantry. A recent study, published in the American Journal of Agricultural Economics, revealed the average US family wastes about 31.9% of their food. That’s nearly a third. Food is often wasted because it’s hard to find or hard to see. Basically, it’s food that you won’t reach for as often. After all, you may not even know that it’s there. Your consumables zone will house all of your foods, spices, oils, and other consumables. The consumables zone should encompass your fridge and your pantry. It should also include the spices you keep next to your stove.

It’s best practice to keep all of your consumables grouped together.

  1. Non-Consumables Zone: This zone is dedicated to storing dishes, glassware, cutlery, and other dining essentials.  This zone should be near your dishwasher for easy unloading. The non-consumable zone is one that you will use frequently, so it needs to be well organized.

  1. Preparation Zone: The heart of meal prep, this zone features ample counter space, a prep sink, cutting boards, and mixing bowls. The preparation zone is one of the more important zones, as you’ll likely be spending most of your time in this area. Studies suggest that a well-organized kitchen can save homeowners an average of 55 minutes per day in meal preparation and cleanup time.

  1. Cooking Zone: This is where the magic happens, with the oven, stovetop, microwave, and range hood, along with essential cooking utensils. Your kitchen should be a dynamic space that’s easy to navigate and that brings you joy. You should know where everything is. And it should only take you a few seconds to find it. This amount of organization requires specific kitchen planning.

  1. Cleaning Zone: This zone houses the sink, dishwasher, trash and recycling bins, and cleaning supplies. The cleaning zone will likely be your smallest zone, but it’s one of the most important. It should be located near your sink. Most people choose to place their cleaning zone underneath their sink. Cleaning utensils and cleaning agents should be kept here so that everything is close by. You can even choose to put your items in a caddy or carrier so you can easily grab the essentials when you need them.

How Does A 5-Zone Kitchen Help Me?

Implementing a 5-Zone design brings significant advantages to both new construction and remodeling projects. By strategically organizing the kitchen into distinct activity areas, this concept dramatically enhances workflow, minimizing unnecessary steps and creating a smooth, intuitive experience.

Beyond efficiency, the 5-Zone approach actively combats clutter by providing dedicated storage solutions within each zone, ensuring countertops remain clear and the entire kitchen stays organized. Moreover, its adaptable nature allows for optimal space utilization, whether you have a sprawling open-concept layout or a more compact area. For those embracing the Southwest Florida lifestyle, the 5-Zone kitchen excels in facilitating entertaining, promoting easy movement and interaction among guests.

Finally, it seamlessly supports indoor/outdoor living by allowing for a thoughtful connection between the Cooking and Preparation zones and your outdoor grilling space, creating a fluid transition for alfresco dining.

How Do I Know If A 5-Zone Kitchen Is Right For Me?

To determine if the 5-Zone concept aligns with your needs, ask yourself these questions:

  • How do you typically use your kitchen? Consider your daily routines, from quick breakfasts to elaborate dinners, to understand which zones are most critical for your lifestyle.
  • How many people usually cook or prepare food at the same time? This will help determine the necessary size and layout of your Preparation and Cooking zones to avoid congestion.
  • Do you frequently entertain guests? If so, think about how the layout can facilitate serving, mingling, and easy access to the Consumables and Non-Consumables zones.
  • What are your biggest frustrations with your current kitchen layout? Identifying your current kitchen’s shortcomings will clearly show you which specific elements of the 5-Zone design have the potential to solve your biggest problems and create a more functional area.

Should One Consider A Sixth Zone?

Recognizing how a 5-Zone Kitchen improves workflow, organization, and functionality in modern homes, a key question for those building or significantly remodeling arises: Could incorporating a sixth distinct zone offer even greater efficiency and usability to the kitchen space?

Absolutely, says the experts. If you’re big on hosting, and your kitchen is large enough, entertainment could be the sixth ‘zone’. In open plan kitchens, it can be argued that there is now a sixth zone in the kitchen: the entertaining zone, where family and friends congregate, close to the cook, but safely out of harm’s way.’

At Gulfstream Homes, we understand the importance of a well-designed kitchen. Since 1998, our expertise in custom home building and remodeling ensures the seamless integration of the 5-Zone concept into your Southwest Florida residence. Naples is known for its sunny days and balmy nights, making it an ideal place to enjoy indoor and outdoor living throughout the year. Whether you’re planning a renovation or building a new home, creating a well-lit environment is crucial for maximizing comfort, functionality, and ambiance. Here, we’ll delve into the art of lighting, exploring how to illuminate your Southwest Florida residence to suit your lifestyle and preferences.

Indoor Lighting: Setting the Stage for Every Room

A well-designed lighting plan goes beyond simply providing illumination. It sets the mood, enhances functionality, and highlights architectural features. Here are key indoor lighting considerations for your home:

  • Layering: Utilize a combination of ambient lighting, task lighting, and accent lighting. Ambient lighting provides general illumination (think overhead fixtures and recessed lights). Task lighting focuses on specific areas for activities like reading or cooking (think desk lamps and under-cabinet lighting). Accent lighting creates a dramatic effect or highlights artwork (think track lighting and sconces).
  • Matching Lighting to the Room’s Purpose:
    • Home office: Balance cool, bright task lighting for focus with warm ambient lighting for a motivating environment.
    • In-law suite: Consider dimmer switches and softer lighting options to create a relaxing atmosphere.
    • Home theater: Opt for low-level adjustable lighting for optimal movie viewing.
  • Natural Light: Maximize natural light with strategically placed windows and skylights. This reduces dependence on artificial lighting and creates a more open, airy feel.

Outdoor Lighting: Extending Your Living Space

Naples’ outdoor lifestyle makes outdoor lighting a crucial element. Here’s how to create an inviting and functional outdoor environment:

  • Safety and Security: Illuminate walkways, driveways, and entryways with path lights and floodlights to enhance safety and security.
  • Ambiance: String lights, lanterns, and strategically placed uplights can create a magical atmosphere for entertaining or relaxing poolside or on the lanai.
  • Highlighting Focal Points: Use spotlights to showcase landscaping features, water elements, or architectural details.

Did you know? According to the National Retail Federation, Americans spend over $19 billion annually on outdoor lighting. This statistic highlights the importance homeowners place on creating an inviting outdoor space.

As a custom home builder, Gulfstream Homes is able to accommodate many different requests from clients who wish to include unique spaces in their new home. One of the most requested spaces is a dedicated space for a home gym. No one wants unsightly and bulky workout equipment sitting in their beautiful new living space.

Fortunately many of our home plans already include, or can be modified to include, an area for a home gym. Floor plans like our popular Woodstock model already include what we call a flex space. When choosing to design a space for a home gym here are the following things to consider.

Flooring

It makes sense to start from the ground up. When you start looking at flooring options for a home gym you want to make sure it’s durable. Workout equipment is heavy and if weights get dropped you want a floor that can resist chipping. The most common types of flooring for home gyms include:

  • Rubber floor mats
  • Cork
  • Hardwood
  • Vinyl flooring

Each type of flooring has its benefits and drawbacks. When you choose your flooring type, consider if the floors will take a beating with moisture, weight or movement. Our professional design team members can go through the various options with you to make sure you make the right choice based on your workout profile.

Lighting

Lighting can often be a last thought when designing your home gym but can make a huge difference in appearance and functionality. Strategically placing lighting in the right workout zoned areas will help you feel more relaxed as well as be able to see better.

Equipment

Take into consideration the types of equipment you have for your gym and also the equipment you plan to purchase in the future. You want to make sure your home gym isn’t overcrowded with so many different types of machines that it’s hard to move around. Planning out specific spaces for cardio equipment, weights and stretching or yoga will help make your gym feel organized and flow well.

Accessorize with Extras

There are things you can add to your space that will make it feel more organized and help keep it clean. Consider adding a weight rack that can expand as you add more weights to your grouping. Other things to think about include a mini refrigerator for keeping cold waters handy, a hamper for dirty towels and wipes to keep equipment clean. Some homeowners enjoy having a television set mounted on the wall to play their workouts on or to watch television while they work out.

The options are endless when you choose to include a home gym in your new home. Home gyms provide you the opportunity to work out at your own pace, on your own time and in the privacy of your own home.

The team at Gulfstream Homes has lots of experience helping our clients build out a home gym space in their new home. When you work with us we will help guide you through your options so when you move in, your new gym will be ready to be filled with everything you need and love to use in your workouts. Instead of searching for a home with all the features on their wish list, many homeowners choose to build a custom home that caters to their unique lifestyle. This makes it easy to get exactly what you want and ensures that your home is built to your specifications.

Here in Southwest Florida, hosting guests is a way of life for many of us. Because of that, creating a guest suite that makes our out-of-town visitors feel welcome and comfortable is a priority. However, designing the perfect guest suite can be tricky. Gulfstream Homes is here to help you think through the process to ensure the outcome you want.

4 Tips on How to Design the Perfect Guest Suite When Building Your Home

If you’re looking to incorporate a guest suite into your custom home floor plan, it’s important to keep the following tips in mind.

1. Choose the Right Location

One of the first decisions you must make is where to put the guest suite in your home. It’s important to choose a location that doesn’t completely isolate your guests but still gives them plenty of privacy and peace. As such, split bedroom floor plans, pool cabanas, mother-in-law suites, and guest houses are popular choices.

2. Keep the Decor Simple

Everyone has different tastes when it comes to home decor. That’s why it’s best to provide your guest suite with a more simple and neutral design rather than something bold and potentially polarizing.

Too much decor can also make the room seem busy, causing your guests to feel cluttered or anxious. A few well-placed plants, books, rugs, and lamps are more than enough to create a simple yet inviting guest suite.

3. Create a Welcoming Bathroom

Some people treat the guest bathroom as an afterthought. But you should put just as much thought and effort into designing your guest suite bathroom as you do for your primary bathroom. This will help keep your guests comfortable and provide them with additional privacy.

4. Don’t Forget About the Closet

No room is complete without a closet. Even if you already have dressers for your guests, it’s a good idea to include a spacious, walk-in closet so they can keep their luggage and belongings out of sight and enjoy a peaceful, serene stay at your home.

Bonus: What Furniture Should I Include in a Guest Suite?

Your guest suite can be as simple or as elaborate as you’d like. At the very least, though, every guest suite should have the following:

  • A comfortable bed
  • One or more dressers
  • A nightstand or bedside table
  • A simple table, desk, or other workspace
  • A side chair or recliner
  • Welcoming items like bottled water or a tour guide of the local area

Designing the perfect home doesn’t only mean making it just right for your family, it also means making it cozy for guests. After all, it’s no secret that Southwest Florida is probably the best place to be in the country this winter, and with all the ice storms, sub-zero temps and gloomy days, visitors can’t wait to ditch their boots and coats and slip into their bathing suits for a much-needed tropical vacation. When visitors are knocking at your door, it’s nice to welcome them into a home that you’re proud of, one that emanates cheer, comfort and of course, relaxation. From subtle tweaks to full-blown renovations, here’s how to make your home warm and inviting.

Open Up the Entryway

If you’ve ever taken a second to notice a supermarket or a department store, these buildings have what are called “decompression zones” meant to help shoppers get their bearings and decide which direct to head off in first. The same goes with your home, as guests may need a moment to take it all in and get settled when they first step inside. If you’re building a new home or renovating an existing home, keep this in mind and try and opt for an open, airy front entrance, so everyone, including you, can take a moment to take in your surroundings. High ceilings and lots of light help to make this space refreshing and calming.

Opt for Warm, Neutral Tones

Cozy colors set the mood of the space, and when it comes to making your guests feel at ease, paint color can play a big role in this, which is why warm tones are in right now. Stick to some of the following paint colors to create an inviting atmosphere:

  • Rich Cream

  • Muted Taupe

  • Soft Gold

  • Rustic Green

In choosing a more natural color palette, you’re setting the tone for the home, which can really place guests in a more relaxed state.

Give Guests Their Own Space

No one wants to feel like they’re in the way of their host, and one way to alleviate this feeling is by having a dedicated space for guests. Whether it’s a simple room or a spacious guest suite, guests wants to feel like they have their own decompression space during their visit. Many designers recommend decorating this space hotel-style to bring a sense of relaxation and comfort to these temporary living quarters.

Showcase Your Views

Nothing says paradise better than breath-taking views of the water or the gentle sway of palm trees, and if you’re lucky enough to have a home with these views, it’s best to make them the center of attention. Large windows to let the light in, as well as sliders to open up into the outdoor living area make the space simply spectacular, not only for your guests, but for your everyday Southwest Florida lifestyle as well.

Your Inviting Space

From minor accents to major upgrades, choosing how your home feels is as important as how it’s built. Keep these tips in mind the next time your northern friends ring you up asking for a temporary reprieve from the snow, so that you can make their stay as comfortable as ever. When it comes to your Southwest Florida home, nothing beats a cozy oasis in paradise.

Welcome guests into your home. Gather and entertain. Make a statement. The great room has many purposes in the home, which means that there are many ways to add the important element of style into it. When we think of designing a home, many of us gravitate toward the kitchen or bathroom; however, the great room is just as special. This is the place where your friends and family will gather, where you will welcome guests into your home and where you will enjoy the peaceful tranquility of your Southwest Florida lifestyle. When it comes to designing your great room, let us help with some trendy design ideas that are making headlines in the world of home building and interior design.

Here’s how to give your great room the WOW factor…

Sleek Fireplaces

Yes, even here in Southwest Florida, homeowners seek to have that comfortable, inviting feel of a fireplace in the great room. When you’re looking to add a contemporary level of style to the home, modern fireplaces are popping up on more and more must-have lists. Minimalist fireplaces blend an element of subtle luxury into the space and many homeowners are adding this to their great room design board when building a custom home or renovating an existing space. Contemporary fireplaces are designed to take up less space and blend in seamlessly with the décor of the room, making them highly-desired among many homeowners and designers.

Natural Elements

That earthy, rustic feel has been coming to the forefront of home design for years now, and many homeowners are choosing to add these elements into their great rooms with ease. The look of reclaimed wood is especially popular and is being incorporated into the following features of the great room:

  • Flooring

  • Ceilings

  • Furniture

  • Fixtures

  • Accessories

Other natural elements, such as granite, marble and pebbles are also being included in many spaces of the home, particularly in the great room, giving it an earthy, majestic feel.

Statement Floors and Ceilings

The great room helps you welcome guests into your home and is often the first room they will see, so it’s no surprise that homeowners are looking for it to be impressive. Bold colors and geometric patterns are starting to be seen on floors and ceilings throughout many contemporary homes. These statement elements are especially popular in the great room, bathrooms, kitchen and laundry areas. Accented with simple, modern furniture, statement walls and ceilings give the space a chic look.

Personalized Design

Adding in an element of you is becoming so important to many homeowners, and this is seen most in the great room. Some homeowners seek to design their own wallpaper (yes, it’s back!) or add in some personal artwork built into the space. No matter how you wish to add this to your great room, it’s no doubt one of the hottest trends in the modern home.

When you’re looking to add the WOW factor to this important space in your home, remember these tips. If you’re building a new home or renovating an existing home, don’t be afraid to embrace some of these stylish options for this space. After all, first impressions are everything!
